What makes this $12,450,000 Highland Park property enticing, according to the listing agent, is its square footage, the size of the lot, and the location.

Listing agent Alex Perry of Allie Beth Allman & Associates said one distinguishing factor that sets this property apart from others is the fact that the location is becoming more popular. With an address at 3518 Armstrong Ave., the home sits just a few blocks from the Knox-Henderson neighborhood where you’ll find shopping and dining amenities.

Perry said this part of town is garnering more interest from buyers, and that it will only continue to become a more desirable location.

“I think that Knox and Abbott area is becoming more and more popular,” Perry said. “I think that, in three years, that’s going to be the location that people go to. The fact that you’re walking distance to that and Katy Trail is [a] huge value-add at this point.”

The home is 12,234 square feet with six bedrooms, six bathrooms and two half-bathrooms. The property is 0.53-acres, and the backyard has a pool, spa and outdoor entertaining area.

Perry said the home’s layout is well-suited to entertaining because most of the living spaces are on the first level.

The home’s great room — a two-story-tall space with wood beams that accent the vaulted ceiling — sits at the opposite end of the foyer. Perry said it’s rare to find a home in Highland Park that has enough backyard space to fit a pool, a yard, a guest house and a three-car garage like you find here.

“It feels like an estate home,” Perry said. “It’s hard to accomplish that in HP because the lots are so small, yet this is not.”
